There is a municipally owned parcel of land in the Osprey Village Planning Area that is designated and zoned for high-density residential development. The property is PID 60631009, located behind the developing Welltide Health Centre. There has recently been interest in developing some of the property for a commercial use. However, the property falls within the High-Density Residential Zone (R-3) of the Residential Designation of the Osprey Village Secondary Planning Strategy and Land Use By-law, which limits commercial uses to home-based businesses and requires central servicing. Since the parcel is no longer set to receive central services, the High-Density Residential Zone limits other types of development that may be suitable for the property.
OnApril 14, 2026, Municipal Council initiated an amendment process for proposed changes to the Osprey Village Secondary Planning Strategy and Land Use By-law. Through the amendment process, PID 60631009 may be redesignated and rezoned from the High-Density Residential Zone (R-3) to the General Commercial (GC) Zone and the Open Space (OS) Zone.
